How will I know if I paid too much for the house, especially if the market goes down?
What I know for sure is that sitting on the sidelines is like being a prisoner for life in a prison of your own making. This is what happened to the people who kept saying “it’s too expensive to buy” in 2006, 2010, 2012, 2018, ….. Now they are likely not going to be able to buy unless they get help from parents or inheritance or some other avenue. Release yourself by deciding you are going to make a different decision and then follow that decision with action. Real Estate is a ten year game, not an over-night lottery.
What happens if the furnace, hot water tank or appliances stop working after I move into the house?
For three to five hundred dollars, it is always wise to have a home inspection done before your place a bid to purchase the home. This will highlight any previous leaks, wet basements, mold in the attic or other locations, incorrect electric wiring, condition of roof, leaking windows and a whole host of other elements including the furnace, AC and hot water tank. Appliances may not necessarily be inspected. It is always a good practice to bring a pad of paper and pen as you go through the house to note any concerns and then have your realtor address them.
What happens if I cannot get the mortgage to close the transaction?
You should absolutely get pre-qualified before you purchase a home. Getting pre-qualified will give you a good idea of how much wiggle room you have if any and will clearly show you what is achievable given your financial situation. Not closing a transaction has severe consequences beyond losing your deposit.
Here are just a few of the things I take into consideration as I explore the market to find your perfect home:
- Does the home have a sound foundation? Even though you will be encouraged to have an inspection done on the property, there are some things an experienced realtor can spot immediately.
- What is the growth rate of the area?
- What directional exposure will you have?
- Does the home have upgrades to meet your lifestyle?
- If you need an extra income from a rental apartment, and the home does not currently have this feature, is it the right property to allow for this feature?
- Is the home on a quiet street or a main street?
- What are the unforeseen or unexpected costs which can show up in the first year of ownership?
